Let's Talk Longevity
The best thing a roof can do, in my opinion, is not need my attention, ever. I want it to work perfectly, continuously, 24/7/365, without me ever panicking because it's not doing the job it's meant to. That's kind of a big ask, but if you set it up right, it's no problem.
Here's the thing: No matter what, your roof is going to need inspections and maintenance, but if you set up a schedule with an expert, it's all taken care of. More than that, you'll have a better-maintained roof than most people who just forget about it, and that means it could last decades longer.
A typical shingle roof can last 30 years or longer, for example, but many homeowners have to replace them far more often because they aren't ever maintained. Metal roofs can last 70 years or longer, that's longer than I plan to live in my house - but they'll only last that long if they get repairs when they're damaged.
Leak Inspection = Flood Prevention
Have you ever seen a leaking roof give out? It doesn't always happen like you see in the cartoons, where everything falls in all of a sudden - but it can. Water damage is insidious, once it gets in, it spreads, and it ruins just about everything.

If you've found a leak, there's no time to waste - because every drop of water is causing just a little more damage. This doesn't mean that you should panic - but you should call an expert to assess and repair it, and not one that can fit you in sometime next month.
